Although property can be susceptible to economic fluctuations in the short term, with values rising rapidly in good times and dropping during recessions, in the long run it will always correct itself and its general movement over time will be upwards, especially as land resources become scarcer. This is why, in some places where development land is at a premium, it is the land that is worth more than the property that stands on it. A similar logic can be added to how raw materials work, but there is always a chance that new technologies can produce alternatives that suddenly render a particular material obsolete. As there is theoretically no limit to the number of companies and shares that can be traded and they can be here today and gone tomorrow, the stock exchange doesn't provide the long-term bricks and mortar security of real estate either.
